With an industrial history that includes cotton, paper and textile mills, Colt revolvers, and locomotives, Paterson's diversity quickly expanded in its population and its architecture.

The Downtown Commercial Historic District was listed in the National Register of Historic Places in 1999 with 210 contributing properties dating to the mid-20th century comprising of commercial and retail multi-story structures. Their character of the architectural fabric and opportunities for appropriate alterations were addressed in PDP'sDesign Guidelines.
